Offer Received


We will review all offers received carefully. The items we want to pay particular attention to are:


Offer Price: What price are they asking? What price do you want for our home? What is the least amount you’re willing to sell your home for? Is the price within either range? While price is important, we need to review all aspects of the contract as a whole to make sure taking the offer makes sense for you.


Closing Date: Most home sales take 30-45 days to close after an executed contract. Does the closing date allow enough time to close? Is it too far out for you?


Earnest Money: How much is the EMD that the buyer is putting down? Typically, the amount ranges from 1%-3% of the purchase price.


Down Payment: A down payment can range from 0 and go up from there. Typically, the more the buyer is putting down, the better chance the loan will be approved and you can get to the closing table!


Seller Concessions: Is the buyer requesting you pay some of their closing costs? Does the buyer need these concessions in order to close?


Personal Property: Did the buyer request any of your personal property to be included in the sale? Such as appliances, curtains, furniture, etc.


Contingencies: Are there any other contingencies that the buyer has? Do they need to sell a home in order to buy yours?


Addendums: Are there any addendums with additional terms on the contract?


We will review all of this together and you can decide if you would like to accept their offer as-is, counter their offer, or do nothing.
