Inspection + Investigations


Homebuyers have 10 days to conduct their home inspection and any other inspections or investigations they’d like to do. This is where they will do their due diligence. The home inspection will normally be done 3-7 days after an accepted contract.


The buyer will schedule the home inspection and their Realtor® will confirm if the day and time works for you.

Sellers are not required to leave their home for the home inspection; however, it is NOT recommended that they are present.


Inspections can take 3-4 hours depending on the size and age of the home. If the home is larger or older, it can take more time to inspect.


Once the inspection is done, it can take a day or 2 for the report to be finalized, and then the buyer and their Realtor® need time to review.

The buyer can then decide to move forward, propose remedies for any items found on the home inspection or other investigations, or they can terminate the contract without penalty.


If the buyer used the West Michigan Regional Purchase Agreement and decides to put a proposal together based on their findings, this opens the contract up for negotiation and you can decide to accept the proposed terms, negotiate, or terminate the contract without penalty.


Any agreed-upon repairs will need to be finalized before closing.
