What is the Inspection + Investigation Period?

 

This is also known as the "due diligence" period and refers to the research and investigation a home buyer conducts on a property to ensure that they are fully aware of its condition, potential issues, and legal status before finalizing the purchase. This can include reviewing documents related to the property such as titles, permits, and inspections, as well as conducting a thorough physical inspection of the property itself. 


The goal of due diligence is to uncover any potential problems or risks associated with the property and make an informed decision on whether to move forward with the purchase.

What does that include? 

This is the time you need to do ALL your due diligence. This is a big purchase, and while you’ll likely never be 100% comfortable (it’s the truth…buying a home is always nerve-wracking!), it’s important to try to get your questions answered and feel confident with your purchase.


►►► Unless otherwise indicated, buyers are responsible for all the fees charged by contractors during the Inspection + Investigation period.

During the inspection period, if there is anything you’d like to negotiate as a result of your inspections and investigations, it needs to be done by the end of the day . The seller will then have 3 days to respond to your proposal and then you will have 3 days to respond to their response. 

►► *Important* Per the contract, a seller can accept, negotiate, or terminate the contract without penalty once you open the contract up for negotiations during the Inspection + Investigation period.


Once we get past the Inspections and Investigations phase, we can move forward and focus on financing and getting the Clear to Close!
