You’ve put in a lot of hard work to prepare your home and the time is finally here to place your home for sale! This is where I will start my job of professionally marketing your home and bring in the buyers. Within 24 hours of placing your home on the MLS, I will send you the information sheet for you to review. Please let me know if you find any errors.

Now that your home is live, you can expect showing requests to begin within 24-72 hours of hitting the market. I will send you instructions on how to approve any showing requests.

I will usually request Realtors® give at least 2 hours notice for showings, but some requests may come through that ask for a last-minute showing. If that is an issue and you’d like more notice, or have certain days and times that you can not accommodate showings, please let me know.

Once a showing request comes through, you can approve it, deny it, or ask them to reschedule to a different day and/or time. However, the faster we can get buyers into your home and the fewer requests you deny, the faster we can get your home sold. We prefer a buyer to have easy access and not having to work around our schedule.

Showings can last anywhere from 15-45 minutes. You’ll need to be out of your home 15 minutes before the appointment time in case the buyer and their Realtor® are running ahead of schedule. Plan to be out of the home for 45 minutes to an hour to accommodate the showing.

Once the showing is finished, the buyer’s Realtor® will receive an email requesting feedback and asking if their client is interested in purchasing the home. Unfortunately, not every Realtor® will leave feedback. In that case, I will follow up the next day via email to ask how the showing went and if there is any client interest. If I receive any feedback, I will forward it to you for your review. Don’t be surprised if you don’t receive feedback and don’t be offended by any feedback received.

Also, once your home is live on the MLS, your home will also be placed on home websites such as Zillow, Truilia, Realtor, etc. Please be patient if you do not see your home on these sites right away, this process can take 24-48 hours. Also, you may notice some parts of the listing on these 3rd party sites are inaccurate. I try my best to update the inaccuracies, but ultimately, I have no control over those websites. Rest assured, most serious buyers are not relying solely on Zillow when purchasing a home!
