Closing Day
The day has FINALLY arrived! You have likely hit a few bumps and snags, but that is completely normal (if you didn’t, consider yourself #blessed!) and you’ve made it through!
The location of the closing is determined by what title company you are using. In our area, it’s common for Buyers and Sellers to use their own title companies and each one closes at their respective company. This means that you may be closing at different times and locations.
What to Expect?
Bring a valid, government-issued photo ID, such as a driver’s license or passport.
As long as my schedule allows, I will meet you at closing.
The title officer will walk you through the closing documents, explain what you are signing, and answer questions about the closing process.
Plan for about 30 minutes or more. Most closings are fairly straightforward, but unexpected issues can sometimes cause delays, so please plan accordingly.
The title company will arrange for any mortgages or other liens on your home to be paid off from the proceeds of the sale.
If you are receiving money from the sale, the buyer’s title company will arrange for your proceeds to be distributed to you.
Your proceeds will not be available until after the buyers have completed their closing and the transaction has been funded and completed. If the buyers are obtaining financing, this also means waiting for their lender to fund the loan.
Once all required parties have signed, the transaction has been completed, and the necessary funds have been received and disbursed, the title and deed will transfer to the buyer and the sale is complete.
